The Nadzab Airport has a land holding of approximately 1030 ha. Due to extensive areas of surplus land it provides an outstanding opportunity to respond to market demands with a mix of industry, retail, tourism, commercial and short term and long term residential accommodation. It provides the opportunity to capitalize on its geographical relationship with the developing mineral sector of the highland regions, the Lae Port and the Central and Northern provinces.

 Precincts Available

The Airport City encompasses a land holding of approximately 1030 hectares, further sub-divided into 12 Precincts as provided in detail in this Marketing Brochure, offering an attractive investment opportunity for businesses, multinational corporations, and entrepreneurs seeking strategic opportunities and growth in the Pacific region.

1.Proposed Core Aviation Precinct

The Core Aviation precinct is intended to accommodate a range of uses essential to the aviation operational activities of the airport including servicing the needs of the travelling public. The land uses include airport terminals, maintenance facilities, airport administration, essential infrastructure national agencies, long term and short-term car parks, restaurants, cafes and airport lounges.

 
 

The Nadzab Airport is recognized as a major airport in the continuing growth of Papua New Guinea and has potential to be an inland commercial and industrial hub servicing the national Lae to Madang and Highlands Highway. Currently serving as the strategic hub for air cargo and passenger movements, for Wapu Gold Mine, Ramu Nicole Mine, Industrial activities in Lae, including the famous Ramu Agri Industry.

2.Proposed Airport Village Precinct

The Airport Village precinct is intended as the commercial hub of Nadzab Central and provides the opportunity to enable a mix of retail, business, entertainment, accommodation and community uses to support the needs of the travelling public, residents and the local workforce.

3.Proposed Aviation/Light Precinct

The Aviation / Light Industry precinct is intended to accommodate a wide range of light industrial uses which service the airports core operational activities as well as Lae and the Central and Northern provinces. The precinct will also provide a diversified range of employment opportunities. The precinct is intended to include uses that are ancillary to the Highway Industrial precinct and contain a mix of compatible light and service industries.

4.Proposed Aviation/Warehouse Precinct

The Aviation Warehouse precinct is intended to accommodate all warehousing associated with the aeronautical operations of the Nadzab Airport with an integrated combination of storage associated with the passenger operations of the airport as well as the dedicated freight components.

5.Proposed Highway Industry Precinct

The Highway Industrial precinct is intended to accommodate a broad range of general industrial, ancillary and supporting activities. The precinct is intended to be an “inland port” and include such uses as container storage and handling, distribution centers and associated activities. Activities which required heavy load access will be encouraged. The precincts highly accessible location and good highway exposure should be capitalized on.

6.Proposed Horticulture / Strategic Development Precinct

The Horticultural precinct is intended to accommodate general cropping of fruit, vegetables, and other similar produce. The precinct may involve facilities for the packing and distribution of produce grown within the precinct. The horticultural activity within the precinct is considered an interim use of land which may be required for future development of Nadzab Central. All structures and other improvements are intended to be of a non-permanent nature.

7.Proposed Service Station Precinct

The Service Station precinct is intended to accommodate a multifunctional service station complex that provides a comprehensive range of services for the motoring public and the road transport industry. The primary role would be as a “truck stop” and include fuel outlets, food halls and overnight accommodation. Provision would be made for on-site maneuvering, dedicated fueling locations and parking spaces for heavy transport vehicles.

8.Proposed Residential (Staff/Institutional) Precinct

The Residential (Staff) Precinct is intended to provide accommodation for NAC employees who work at Nadzab Airport, Defence Personal and Police Force. Residential types will include dual occupancies and detached houses.

9.Proposed Residential (Short term) Precinct

The Residential (Short term) Precinct is adjacent to the Highlands Highway and airport access road with the primary intention to provide short term accommodation for the motoring public and / or persons associated with local business/industrial activities

10.Proposed Training (Police/Gov’t/Security)

The Training (Police / Government / Security) Precinct is intended to accommodate the principal training needs of the Nadzab Airport and the national police force. Facilities will include, lecture rooms, offices, workshops, conference rooms, recreational areas and short-term accommodation.

11.Proposed Multipurpose Sports Complex Precinct

The Multi-purpose Sports precinct is intended to accommodate a wide range of sporting and leisure activities which may be conducted within a stadium or outdoors. The uses may include race tracks (cars, motorbikes) golf courses, horse sports, sporting stadiums and the like. The precinct is considered to be a long term interim use within the airport environment.

12. Proposed Military Precinct

The Military Precinct is intended to provide for aviation and aviation support facilities associated with the defense operations. Facilities will include training facilities, aircraft hangers, maintenance areas, administration and recreation areas.
